How lead keeps water out
Lead is used at the junctions of a roof because it can be shaped to fit around chimneys, walls and valleys and it lasts. It works by directing water away from the join and onto the roof covering. When lead cracks, lifts or is fixed badly, water runs behind it instead.
Chimney details
A chimney has several lead details working together: an apron at the front, stepped flashings down the sides, and a back gutter behind. If any one of these fails, you may see damp patches on the chimney breast inside, often some distance from where the water is getting in.
Why sealant isn't a fix
Mastic and tape are sometimes used to cover cracked or lifted lead. They can hold for a short while but break down in sunlight and frost, and they often hide the real problem until more damage has been done. Renewing the lead properly is the lasting fix.
